It’s hard to believe it’s been just over two months since the nationwide real estate commission changes took effect. On a local level in the Cedar Rapids area, nearly one month has passed since the MLS stopped advertising cooperating broker commission percentages. While the intent behind these changes is clear, their impact has been different for every broker, agent, and consumer. The reality? There’s no “one size fits all” approach to adapting.

At Twenty40, we understand the importance of adaptation, especially when the real estate market can shift as quickly as the wind. Our local market is influenced by several factors: interest rates, consumer confidence, construction costs, housing supply, market values, the local economy, national trends, and political events, just to name a few. With so much at play, flexibility is more than a suggestion—it’s essential.

The Intent Behind the Real Estate Commission Changes

One of the goals of the real estate commission changes is to bring more transparency and flexibility to transactions. But what does that mean for buyers, sellers, and agents navigating this new era?

Every real estate transaction is unique. Buyers and sellers have varying needs, and the timing of a deal can create both challenges and opportunities. Flexibility, now more than ever, is crucial for both buyers and sellers. This means that hiring a buyer’s agent or listing agent today requires more due diligence than ever before.

Questions Buyers Should Be Asking

  • What services are included in the proposed fee?
  • When is the fee owed?
  • How long does the agreement last?
  • What if I find a property on my own?
  • What if the seller won’t pay the buyer’s agent fee?
  • Is the fee negotiable?

Questions Sellers Should Be Asking

  • What type of marketing services are provided?
  • What if I don’t want to pay a buyer’s agent fee?
  • Will agents show my property if I’m unwilling to pay a fee?
  • What happens if a buyer is unrepresented?
  • Is the fee negotiable?

There’s no universal answer to these questions, and agents will respond differently. What matters most is that you’re informed about your options, understand what you might be responsible for at closing, and feel comfortable with the worst-case scenario. If the agent you’re considering struggles to answer these questions, isn’t transparent, or isn’t willing to be flexible, it might be a sign to look elsewhere.
